Booking and Payment
We offer multi-channel advertisement and bookings, including AirBNB, VRBO and our own website. This also includes opportunities for owners to create coupon codes and rent to contacts without losing the ability to track and insure each stay fully.
Linen Service
Our linen service is included in your fee structure at no additional cost. This includes sheets, comforters, bath towels, hand towels, washcloths and bath mats. We also leave dish rags at the kitchen sink! Your renters will always have fresh linens, and we handle any loss due to staining or wear and tear- you don’t have to do a thing!
Starter Supplies
Each guest will receive starter supplies upon check-in. These include: a new, wrapped roll of paper towels, at least one brand new, wrapped roll of toilet paper per bathroom, an individually wrapped sponge for the kitchen sink, trash bags in all cans (with extras under the kitchen sink), dish soap, a dishwasher pack, and a laundry soap dose.
Bath Supplies
Each bathroom will be stocked with travel-sized soap sets. These are eco-friendly and include shampoo, conditioner, shower gel, lotion, a bar of soap and two makeup remover wipes.
Insurance for Every Stay
Every guest is required to purchase a damage waiver, which means you are covered! This covers almost any loss that could happen to your property, and we handle the claims and repair or replacement of any damage if necessary. It even includes coverage in the event of a bedbug outbreak!
No Owner Use Limits
Unlike the majority of property management services, our goal is for you to enjoy your property. We want it to always feel like your second home, if that was your goal. And we want it to make money, if that is your goal! We never limit your use of your own property- whether that means we rent it for one month of the year or all twelve, it’s totally up to you!
Customized Planning
We understand that each owner has different goals. Some may be focused on total night occupied, while others may lean toward a different marketing strategy. No matter what your goal is, we will meet you where you are and provide guidance about the best way to reach your targets. Owners are always welcome to participate in the management process, when they want to!
Maintenance, not Band-Aids
Too often, we hear from owners that management companies seem to just focus on moving guests in and out, which leads to deferred maintenance. Items that are not tended to properly get more and more costly, so our maintenance team makes every effort to fix things- properly- as soon as they are discovered. No saving up all the work for the off-season! Let’s fix things as they break for a better guest experience and to save on owner expenses in the long run!
Real Housekeeping
Each unit is cleaned and inspected by us, every time. We find that the best way to maintain our quality is to insist on a hands-on approach. To this end, we clean the units ourselves, with the help of a few very close contact and friends. No unit is ever rented out without having been issued a final approval by a member of our family.
Service Plan
No one wants a phone call that the AC is not working, followed by a visit from an HVAC company who just replaced the batteries in the thermostat and then charged for a $249 service call. Lots of companies rely on out-of-area owners to pay high prices for simple repairs. That’s why we offer our “First Line of Defense” service plan. This optional plan grants permission for us to attempt to fix any issue before calling in those expensive companies. With over 40 combined years in Real Estate and building maintenance, there’s very little we can’t fix! Our owners rave about this service.
Transparent Fee Structure
We clearly define what is included in your fee structure, which is a percent of your gross rental income (hint: it’s everything on this page). This means that when you make money, we make money. And if you don’t, we don’t. There is no monthly fee or minimum; only a set-up fee when you first sign on. This means that your rental will never be “in the red” due to our management fees.
Support and Access
We are always just a call, text or email away. Your account won’t be handed off to some other representative, and you’ll never be given an 800 number to call and have to work through menus to get to a real person. You will always be connected directly to your manager and team. We are committed to maintaining this quality as we grow. It’s our promise to you and to ourselves.
